Real Estate Market Update - November 2018 Stockton CA

Stockton CA:
Newly listed homes in Stockton CA fell in November after 7 straight months of increase inventory. 660 homes were listed in Stockton in November of 2018 vs 444 in November of 2017. This decrease in newly listed homes mimics last Novembers drop in homes as well.  Both pending sale and sold homes in Stockton also fell.

The number of days homes are staying on the market increased in November of 2018 in Stockton CA.  This trend was the same in November of 2017.  It's to early to tell whether or not this is a new trend or just a seasonal repeat of years past.  This days on market statistic has been ebbing a flowing for most of 2018.  It is hard to identify a real trend given the chart below.

Stockton home prices have continued to level.  As seen in the chart below, Stockton CA home prices remain in a neutral trend.  I see this trend will continue in the next few months.  It will be interesting to see what happens in the spring and summer months of 2019 with the anticipation on increased interest rates.

Our Newest Listing has been Transformed!

Our newest listing on 9744 Fountain Valley Way, Stockton CA, 95209 went through some eye-catching changes before it become on the market.  This home was built in 1988 and our client is the original owner.  The home located in the Stonewood Estates community in Stockton, is in great shape, but over the years the owner, like many of us do, retained a lot of unnecessary items including furniture, accessories and then some.

We suggested a lite staging in order to make his home shine its best when it was listed for sale.  He was open to the idea.  Our client need a lot of help getting his home ready for sale. Some of the changes and staging we helped with in order to get his home ready were:

  • Added New sod in the back and plants in the front
  • Removed unused and extra furniture
  • Removed date window coverings
  • Added fresh linens in the bedrooms and bathrooms
  • Hung artwork, some provided by his wife whom was a painter
  • De-cluttered the kitchen and bedrooms of any un-needed items
  • Added pillows and decor to bedrooms and bathrooms

Stockton Real Estate Market Update - September 2018

Stockton CA:

September of 2018 saw an increased amount of the number of listings versus August 2018.  This is the 7 month in a row where the number of newly listed homes for sale in Stockton rose.  It is a normal trend over the past number of years that new listings rose in the summer and fall months, however, the number of new listings, 693, is more vs last year, 527, is higher.

Pending Sales: Pending home sale dropped slightly from the previous month and sold homes feel as well, creating more supply in the home buying market.

The Months of Inventory spike to 2.8 months in September. Up 74% vs September of 2017. We are now in a neutral market. A neutral market suggest we should have 3-6 months of inventory of homes for sale.
