3 Big New 2018 Tax changes for Real Estate

There was a ton of uncertainty and misinformation surrounding the new 2018 tax law that went in to effect on Jan 1st, 2018.    There were multiple versions of the bill in the house and senate.  This blog is clear up some myths about the new law and give a couple changes specifically effecting real estate and homeowners. 

Here are the BIG 3 2018 tax changes I talk about in this video.

1. The capital gains exclusion when selling your primary home. 

2. The new loan mortgage deductions limits

3. SALT.  The changes in the deductions for you state income taxes and local property taxes. The prior tax law allowed for a unlimited deduction for your state income taxes, property taxes for both a primary residence and second home.  The new 2018 tax law changes will cap this amount at $10,000.


4 Top Tips to Selling Your Home in the Fall and Winter

We are now in the middle of the Fall and rapidly approaching the winter months.  Real estate activity can certainly slow this time of year but by no means comes to a halt!  The most serious sellers and buyers can be found this time a year, making it a great time to sell a home.

Below are some TOP tips to selling your home in the fall and winter!


1. Take Pictures Now:
Taking photos before all the leaves fall off the tress and before the landscaping gets bare can make a huge impact on your online appeal.  Taking photos early in the fall is a great time if you plan to sell your home in the winter.

2. More Light
The sunsets really this time of year.  Which means many buyers who look at homes after work often will be doing that in the dark.  Tip #2 is to make sure you have a well lit home.  There's nothing worse than walking into a home when its completely dark.  Make sure all lights are on when the showing is scheduled.  Even consider adding brighter lighting or bulbs, and exterior lighting to help showcase the walk-ways and landscaping.

3. Curb Appeal Matters
Yes, curb appeal still matters.  Keep those fall leaves picked up off the grass, driveways and walkways.  Maintaining a nice looking exterior will give a great first impression to potential buyers from the get go.  Also, don't forget to clean out those full rain gutters as full gutters can give the impression of neglect.

4.  Seasonal Decor
Limit the holiday decor.  Overdone Holiday decorations can be a major distraction.  We want buyers to see the features of the house, not your jumbo sized collection of snowman.  Keep your decorations simple and elegant.  This way buyers will notice all of the great features your home has to offer.
