We've shifted our focus this month for the monthly housing update from one particular city, such as Stockton, to the entire San Joaquin County.  The housing market in San Joaquin county continues to be very robust and strong.

1. Number of homes for Sale and Sold
    There where 1,111 new listing in San Joaquin County in October 2017, 709 homes went pending and 627 were sold.  As you can see, there was still a strong buyer demand with the increase in pending sales vs September 2017.

2. List vs. Sold Price 
    As you can see in the chart below, homes in San Joaquin County in the month of October have sold for 98% of the listing price.  This continues a trend which we have seen all year long.  This housing statistic is a good indicator of any further upward or downward pressure on housing prices.
3. Days on Market
    Homes in San Joaquin County sold on average in 28 days in October 2017.  The Days on Market is the time it takes for the home to change to PENDING status.  As you can see in the chart, over the past 7 months, the range of Days on Market has been between 26 - 31 days.  There was a small slow down in the winter months.  It will be interesting to see if we see longer days on market this coming winter.
